A comprehensive urban regeneration masterplan transforming former rail infrastructure lands in Ghent into a new mixed-use district — integrating residential, commercial, cultural, and civic programs within a coherent landscape network that reconnects fragmented parts of the city.
Commissioned by Eurostation, the development arm of Belgium’s national railway, the project addresses a condition common to many European cities: extensive rail yards that once served industrial logistics now divide established neighborhoods and occupy prime urban land. In Ghent, these former infrastructure zones presented an opportunity to stitch the city back together while establishing a contemporary urban district.
Urban Framework
The proposal restructures the rail-adjacent site through a calibrated urban framework that integrates residential, commercial, cultural, and public programs within a coherent street and landscape network. New pedestrian connections and public spaces bridge existing neighborhoods while extending the city’s urban fabric across previously inaccessible infrastructure zones.
Density & Landscape
The masterplan organizes density through a hierarchy of urban blocks, green corridors, and civic spaces, establishing a flexible development framework capable of evolving over time. Landscape systems and public plazas structure the district’s identity, reinforcing Ghent’s tradition of human-scaled urbanism while introducing contemporary architectural expression.
Civic Vision
