Waterfront residential development within Brooklyn Bridge Park introducing contemporary residential architecture integrated within the larger landscape framework of one of New York's most significant waterfront redevelopment initiatives.

Situated at the southern tip of Brooklyn Bridge Park where the active recreational piers transition into the established residential neighborhoods of Brooklyn Heights and Cobble Hill, the Pier 6 site presented a unique challenge: introducing new housing at the edge of a public landscape without compromising the open character of the waterfront. The design responds by treating the ground plane as a continuation of the park itself, lifting the residential program above a generous public base.

Design & Orientation

The design organizes residential towers and mid-rise buildings around a network of landscaped public spaces that connect directly to the waterfront park system. Apartments are oriented to maximize views of the East River, Lower Manhattan skyline, and the Brooklyn Bridge while maintaining strong visual connections to the surrounding park landscape. The tower’s faceted glass facades shift in appearance throughout the day, catching light and sky in a continuously evolving expression.

Ground Plane & Public Edge

Ground-level retail spaces and community amenities activate the public realm, creating an active urban edge between the residential buildings and the park. An angled glass curtain wall defines the main lobby entrance, establishing a generous threshold between the landscaped street frontage and the residential floors above. Full-height glazing wraps the ground floor, maintaining visual transparency between interior programs and the surrounding public realm.

Tower & Massing

The residential program is distributed between a principal tower and a mid-rise volume, their massing calibrated to respond to the scale of the adjacent Brooklyn Bridge Park piers and the existing neighborhood fabric. The tower rises as a slender glass volume above the landscaped base, its proportions establishing a vertical marker on the waterfront visible from Manhattan and the Brooklyn Bridge.

Waterfront & Landscape

The Pier 6 development is situated at the southern tip of Brooklyn Bridge Park, where the landscape transitions from the active recreational piers to the quieter residential edge of the neighborhood. Planted borders, pedestrian pathways, and public seating areas extend the park landscape into the project site, reinforcing the continuity of the waterfront public realm.

Nightscape & Identity

At night the tower becomes a luminous presence on the Brooklyn waterfront, its illuminated glass facades visible across the East River against the backdrop of the Lower Manhattan skyline. The ground-floor retail and lobby glow warmly, maintaining the building’s connection to the street and the park even after dark.
