A landmark mixed-use high-rise anchoring the redevelopment of Moscow's historic ZIL industrial district — positioned at a major urban entry point, the tower establishes a contemporary architectural identity while marking the transition between the city's established fabric and the emerging mixed-use neighborhood.
Sited at the principal threshold between Moscow’s established urban fabric and the emerging ZIL neighborhood, the Gateway Tower serves as both a wayfinding marker and a programmatic bridge between the two conditions. Developed for the LSR Group as part of the broader ZIL masterplan, the project consolidates office, residential, and commercial uses within a single vertical structure that activates the street level while signaling the district’s transformation from above.
Program & Podium
The project organizes office, residential, and commercial functions within a vertically integrated structure that combines high-density development with strong public presence at ground level. A multi-level podium activates the street with retail, cultural, and public amenities that extend the life of the surrounding public spaces.
Form & Skyline
The tower’s sculptural form and articulated facade create a distinctive skyline presence while responding to the broader urban composition of the ZIL redevelopment plan. Carefully calibrated massing emphasizes vertical clarity while maintaining visual relationships with the surrounding district and nearby public plazas.
