A mixed-use complex for the Zepter Group anchored by a striking hotel tower and commercial plinth, forming the tallest structure in Banja Luka and a catalyst for urban wellness and cultural programming.

Situated on Banja Luka’s most prominent civic square and adjacent to the existing Zepter Palace Hotel, the 125,000-square-meter complex extends the Zepter Group’s longstanding presence in the city into a comprehensive program of wellness, hospitality, and cultural engagement. The project centers on a 300-key hotel tower rising above a dynamic commercial podium that together will form the tallest structure in the Bosnian capital.

Program

The complex is a mixed-use ensemble centered around wellness, innovation, and urban engagement. A 300-key hotel rises above a dynamic podium that houses retail, restaurants, cultural venues, and new residential units. The tower’s architecture supports the Zepter Group’s longstanding commitment to health and well-being, with state-of-the-art spa, fitness, and wellness offerings woven into the hospitality program.

Urban Design

At ground level, the plinth is designed as a vibrant civic plaza for Banja Luka that hosts events, exhibitions, and daily interaction. The design balances landmark presence with permeability, creating a continuous relationship between the built environment and public life.

Vision

Set adjacent and connected to the existing Zepter Palace Hotel, the Palas Center is conceived as both a symbol of continuity and a bold new gesture. Every aspect from its public realm to private wellness is crafted to reflect the Zepter brand’s pursuit of excellence and its vision for urban health-centered living.
